We provide you with a variety of services as part of our management services.  These services include:

  •  Quarterly financial statement detailing all income and expenses during the month.   If repairs are made, you will receive the invoices to show what was done and verify repair costs.
  •  We mail an annual 1099-MISC in January of each year to cover the year prior.

Selecting the proper insurance protection is very important. A potential landlord should start looking for coverage as soon as possible.

We conduct detailed home evaluations prior to and after all tenancies. Tenants are held accountable for damage to the property beyond the legally allowable "normal wear and tear" of a home. Detailed documentation is the only way to assure tenant responsibility for home and yard care.

We provide immediate response and documentation of any reported problem that compromises tenant health or safety. Tenants can reach property managers for after-hour emergencies by paging us on an emergency pager number that is covered 7 days a week, 24 hours a day. All tenant requests for services are documented along with our response to the problem. All actions taken by a property manager on your home are entered into a database to assure accountability and continuity of service.

We have a "short fuse" when tenants don't pay their rent on time. If necessary, we don't hesitate to start the eviction process.  

 Leasing Services

Tenant screening is at the heart of risk management. Over one half of all rental applicants do not have low enough risk scores to meet our standards for tenancy. 

All prospective tenants are thoroughly screened at no cost to the owner. We have online computer services to check credit history, bankruptcy likelihood, judgments, and evictions. Employment verification, income, savings and past tenancies are checked. Satisfactory ratios between earnings and expenses have to be met to be considered for tenancy.

Rental rate and market demand analysis is constantly updated. With many homes under management, we know the market and its vicissitudes. Every time a lease comes up for renewal or goes vacant, we set the rent as high as market conditions indicate is prudent.  This is done in consultation with the owner.

Thirty days prior to lease expiration, residents are contacted to explore renewal terms. If a lease is not renewed, then planning for re-rental begins. Our lease requires tenants to allow us to show the home during the last 45 days of tenancy. This way, many homes are re-rented before the owner incurs any vacancy.

Tenants must pay a security deposit that can range from 1 to 2 month’s rent prior to taking possession of the property.  The greater the risk the tenant poses, such as having a pet or a blemished credit history, the greater the security deposit.

Maintenance Services

Watts Rentals contracts with competent and reliable contractors to cover any and all maintenance issues.  We fully recognize that each dollar spent on maintenance reduces immediate owner income. The following capabilities are employed in this regard.

  • We talk the tenant through many maintenance issues on the phone, such as trying the reset button on the garbage disposal, before issuing a work order for a repair.
  • All repairs are evaluated to see if it is a tenant caused problem or a problem caused by long-term normal wear and tear. The cost of tenant caused maintenance issues is charged back to the tenant.
    • Is the sewer stopped up because roots have grown into the sewer line or was some object inappropriately flushed down the toilet?
    • Did the disposal rust out over time or did an object fall into it and cause the damage?
  • Competitive pricing and quality of service are key factors in choosing an outside vendor. Community based vendors appreciate the ongoing business that can come from the many homes we manage and understand that every job is an opportunity to prove they want continued business. Watts Rentals receives no mark-up compensation and maintains an arms length business relationship with all community vendors. Owners receive the original invoices from vendor services. We recommend bidding out the more expensive jobs and we will assist you with that process.  Sometimes owners have their own trusted vendors that they want to use for repairs and we welcome that continued relationship for your home.  
  • We check that community vendors are licensed, bonded and insured. There is great risk for an owner to use non-licensed and uninsured vendors. Since we are extension of you, we are concerned about the quality of workmanship and the liability for personal injury that may result from using an uninsured trades person.
